Sussex County Planning and Zoning closes record on Northstar development

DOVER — During its regular meeting on Sept. 11, the Sussex County Planning and Zoning Commission formally announced the previous closure of the public record for its part in the approval process of the proposed 758 single-family home Northstar Development off Route 9 in Lewes.

“We want to announce to you today that the letter from the school district was received, related public comments have been received and the record closed on Sept. 4, 2024,” Robert Wheatley, board chair, said.

According to the Cape Henlopen School District, all five elementary schools, two of three middle schools and the high school are all at or above 85 percent capacity already, which is considered “full” by the state. Each year, the school board has reported, the district has added at least 200 students.

The scale of the Northstar development would “undoubtedly have a significant impact on our district, further exacerbating the capacity issues,” the school district commented in a letter.

The planning and zoning commission will rule on four related zoning issues involving the Northstar development at a future meeting.
