Town Council approves preliminary plan

MILLSBORO — Weis Markets, a mid-Atlantic food retailer with an existing presence in southern Delaware, is seeking an expansion into town.

On Monday, Town Council approved preliminary site plans for a site in the Peninsula Crossing Shopping Center, along U.S. 113. In addition to the approximately 65,000-square-foot store, the proposal calls for three adjoining tenant spaces, each about 2,500 square feet.

Council’s approval was 7-0, following a presentation by Alan Decktor, an engineer with Pennoni, on behalf of Alexander Ororbia, director of land development for Weis Markets.

“The building itself is phase one. We do show a smaller gas station up near Commerce Drive, identified as ‘phase two future,’” Mr. Decktor said. “There is no immediate need or desire to build that. But we wanted to show it because there is a future possibility of that gas station.”

The project would incorporate about 9 acres. It requires 362 parking spaces, though preliminary plans show 356. Access would be via Commerce Drive and another point, near Lowe’s.

Councilman Bob Bryan asked when construction could begin.

“We still have to go through the approval process with the (Office of the State) Fire Marshal and the Sussex Conservation District, and then come back for a final (approval) here,” Mr. Decktor said. “We’re hoping for maybe the final approval time frame in the fall. Then, they will start pulling construction permits and start as soon as possible.”

Several council members’ questions about stormwater and sewer issues were addressed by Mr. Decktor, as well as an AECOM consultant and correspondence from the engineering firm Verdantas. And developers plan to go before the town’s Board of Adjustment on Thursday for a variance regarding signage.

Regarding the shopping center’s impervious threshold, Mr. Decktor said there have been preliminary meetings with the Sussex Conservation District “to discuss this project and that previously approved threshold.”

Weis Markets currently operates stores near Long Neck on Del. 24, plus in Lewes and Millville.

Founded in 1912, the company is based in Sunbury, Pennsylvania, and manages 197 stores in seven states.
