DOVER — If everything continues as planned, the long-vacant building that used to house Wal-Mart, off of U.S. 13 in north Dover, soon could be filled.

Currently there is a banner on the building making people aware that a Ross Dress For Less is coming soon.

Ross, an American chain, advertises itself as having 20 to 60 percent off department store prices. Currently, the nearest Ross is in New Castle.

The building has been vacant since October 2011, when the retail store moved to a new location two miles north in Cheswold.

Dean Pletz, of Onix Dover LLC, is the owner of the property and declined to comment until after the Dover Planning Commission discusses the item on May 18.

William Neaton, Dover’s economic development director, said along with Ross, a Petco and Five Below will be there as well.

Petco sells or holds for adoption fish, reptiles, small birds, hamsters, guinea pigs and mice.

Pet services include grooming and dog training.

Five Below is an American publicly held chain of discount stores that sells products that cost no more than $5.

On April 26 a public notice regarding the hearing said in the site development plan two buildings will be constructed consisting of a 5,740-square-foot restaurant and a 7,685-square-foot commercial building to reconfigure the existing retail structure to create multiple tenant spaces.

It will reduce the overall main building size from 118,234 square feet to 98,098 square feet. It will result in a total of 111,503 square feet building area on the property.

Associated site improvements will also occur on the site.

Other items on the May 18 Planning Commission agenda include a self-storage facility at 1351 W. North St.

It will consist of three buildings totaling 108,940 square feet to include an office building and two storage buildings with 519 units.
