Farnan: Celebrating Homeownership Month and the Delaware dream

This June, Delaware took an important step in reaffirming the value of the American Dream by officially recognizing National Homeownership Month through a bipartisan resolution passed by the General Assembly. This moment serves as more than just a symbolic gesture; it is a meaningful acknowledgment of the critical role that homeownership plays in strengthening families, stabilizing neighborhoods, and fueling our state’s economy. House Concurrent Resolution 61 passed both the House and Senate in the Delaware General Assembly in bipartisan support.

Homeownership is more than a roof over your head. It is a cornerstone of financial security, a pathway to generational wealth, and a vehicle for civic engagement. In a time when economic uncertainty and housing affordability are top of mind for many Delawareans, recognizing and investing in homeownership has never been more important.

According to the 2022 American Community Survey, nearly 280,000 Delaware households are owner-occupied, a powerful testament to the enduring desire for stability, independence, and long-term investment that owning a home represents. Yet, challenges remain. In 2022, only 20% of homes for sale in Delaware were affordable to renters earning less than 120% of the Area Median Income (AMI), illustrating how access to homeownership is increasingly out of reach for working families.

That’s why the resolution passed by our legislature matters. It acknowledges not only the benefits of owning a home but also the collective responsibility of state and local governments, private industry, and nonprofit organizations to ensure that the dream of homeownership remains attainable for all Delawareans. Programs like the Delaware State Housing Authority’s Home Sweet Home and Delaware Diamonds, which together helped over 300 families with down payment and closing cost assistance last year, demonstrate what targeted support can achieve when paired with strong policy leadership.

Just as vital to this ecosystem are the people who guide families through one of the most important decisions of their lives: Realtors, real estate brokers, and mortgage bankers and brokers. These professionals are more than intermediaries; they are advocates, advisors, and community partners. They help first-time buyers navigate a complex and often overwhelming market, offer critical insights into neighborhoods and financing options, and ensure that transactions are handled with care, transparency, and integrity.

Their work not only supports individual families, it supports local economies. Every home sold generates activity across dozens of sectors, from construction and appraisal to insurance, retail, and home services. The ripple effects of homeownership create jobs, strengthen tax bases, and contribute to vibrant, sustainable communities across Delaware.
As we celebrate National Homeownership Month, let us also renew our commitment to breaking down the barriers that stand in the way of aspiring homeowners. Whether through zoning reform, affordable housing development, or expanded financial education, Delaware has an opportunity to lead in building a more inclusive housing future.

Homeownership is not a luxury; it is a building block of a healthy, equitable society. And thanks to the leadership of our General Assembly and housing partners statewide, more Delawareans are being empowered to take that first step toward stability, pride, and possibility.
