Layfield: Addressing public comments and misinformation regarding density increase legislation

I am writing to address and correct the misinformation circulating regarding my company’s involvement with the proposed density increase. As the Founder of Green Street Housing, I want to unequivocally state that our company is not benefiting in any way from the density increase. Our sole project in the Central Business District, SBY Market Center—an affordable housing community and public-purpose market space—complies fully with existing density requirements. While the density increase would allow us to double our allowable units, we have deliberately chosen not to utilize this bonus.

As a professional and advocate in affordable housing, I have publicly supported the density bonus legislation. My support, however, is not motivated by personal or corporate gain. I endorse this measure because it represents sound public policy, informed by years of urban planning science and endorsed by the majority of planners both locally and nationally.

Furthermore, as an affordable housing developer, I have witnessed firsthand how density increases directly contribute to expanding the supply of affordable housing—a pressing need in our community.

This legislation is fundamentally good for Salisbury, and my support stems solely from a desire to see our community thrive. It aligns with proven strategies to address housing challenges and promote sustainable development. That’s why I stand behind it.
