Gulino: County should take a breath before approving Atlantic Fields

I would like to express my strong opposition to the proposed development called Atlantic Fields on Del. 24 in Lewes. Some area residents have been writing to the Sussex County Planning & Zoning Commission and County Council for several weeks. It’s unfortunate that these agencies do not feel the need to address concerns regarding the plan.

By its own admission, Planning & Zoning, in a late August letter to the engineering company representing the developer, has expressed many items that need additional clarification, revision and inclusion in a final site plan. Items such as wastewater management, parcel subdivision and questions regarding the wellhead zone and the fact that there are 12 gas pumps in this zone are only a few — not to mention additional concerns regarding the increased traffic volume in an already overcrowded area, the increase in emergency vehicle response times and the serious lack of infrastructure to support a commercial project of almost 700,000 square feet on 73.5 acres.

As the letter comes to a close, P&Z indicates that it may grant the zone change from agricultural residential to planned commercial district prior to the final site plan submission. This seems to lack common sense. The commissioners are willing to grant the zone change when there are so many safety worries and other concerns. Shouldn’t the commission’s primary mission be to address citizens’ unease and guide and regulate the physical development of a community to ensure a high quality of life?

This massive commercial project does not fit the characteristics of the surrounding residential area nor does it add a quality element. It will surely have a negative impact on nearby locations and businesses.
