First phase of Milford development gets green light

MILFORD — Adding to the city’s housing offerings, Milford City Council unanimously approved phase one of the Knight Crossing development that is expected to bring 24 condominiums to the northeast corner of the city.

The property, on 25.8 acres of the former Milford Marina Property, will be developed by Limitless Development Company LLC on behalf of Milford Marina Enterprise LLC.

Steve Gorsky, civil engineer and project manager with Delfield Associates, said during a June 28 city council meeting he’s not sure when construction will begin on the detached, single-family condominiums. He said the estate of Wayne Knight, who passed away two years ago, is still working with the developers.

Explaining how single-family condominiums work, Mr. Gorsky said buyers will own their own building — “their house, and roof and everything associated with it. All the land will be common space.”

“Some (of the property) will be limited common elements, which doesn’t allow everyone to walk in your backyard. But the rest will be maintained by your (homeowners association),” Mr. Gorsky said.

James Puddicombe, city engineer, said the remaining phases of Knight Crossing will be brought before the council for approval at a separate time. Councilman Todd Culotta said he’d like to see limited council involvement after preliminary approval is given.

“I’m hoping that we can, in the interest of being business friendly and speed and ease, that this can be decided at the city level between (Planning Director Rob Pierce) instead of coming back in front of council,” Councilman Culotta said.

City Manager Mark Whitfield said the planning commission is in the process of reviewing city code.

The Knight Crossing development was initially proposed to the council in February 2020 with 101 single-family units and 30 townhouse units for a total of 131 homes. The final plan reduces the total number of homes to 117.

The original plan sought a waiver from the city to reduce the side setback, however the developers opted to comply with the city’s code, reducing the amount of units that can be built.

Both Councilmen Michael Boyle and Culotta praised the refinement of the original plan.

“I commend the developer for doing that,” Councilman Boyle said. “I like it. I like the new design, the layout.”

Councilman Daniel Marabello praised the development as a “nice addition to the city and the city’s housing.”

Councilman Douglas Morrow added the former Milford Marina is a beautiful area for new homes.
